EPC - Energy Performance Certificate

The Government saw fit to abolish Home Information Packs (HIPS) in May 2010.

The only part of the HIP that has survived is the Energy Performance Certificate (EPC) and it is still a legal requirement for every property being placed on the market (both residential and commercial) to have an EPC.

This certificate can be easily prepared by one of a number of qualified inspectors, with a cost of around £50 to £100 for residential properties.

If you are proposing to sell your property with the assistance of an estate agent, it is likely that the agent will have a contact that can assist with the preparation of an EPC.

Q: What are Environmental Factors that may affect the value of a property?

A: They include:

  • Past and present contaminating industrial processes
  • Landfill and waste management facilities
  • Nearby toxic, radioactive and hazardous substances
  • Areas of ground that may have been filled in the past
  • Overhead transmission lines and telephone masts
  • The risk of subsidence and radon gas

Q: Why Obtain An Environmental Report?

A: To protect you, our client, from risks that could not otherwise be detected from a normal survey inspection

A: Because the results may adversely affect the value of what you are about to buy.

Q: When should I get an Environmental Report?

A: Whenever the valuation of a property is required be it for a purchase, mortgage, or further advance, or before any domestic building work, such as self-build or an extension, is undertaken. The report should be obtained before
exchange of contracts or any other form of binding obligation.

Q: Can I insure against environmental risks?

A: Our understanding is that you can, however, we are not insurance specialists but could introduce you to one who can give you expert advice.

They will be able to help with questions such as:

  • If I sell the property, does the insurance cover transfer to the new owner?
  • Can I get cover for possible contamination that shows up in the Envirosearch Residential Report?
  • My Survey Report shows an existing source of potential contamination close by. Am I covered if I am legally liable to investigate and, if necessary, clean up?
  • My new property is close to a facility where toxins and contaminants are known to have been stored. Am I covered if any of these get on to my land?
  • Am I covered if my own heating oil or septic tanks rupture or burst, and I have to clean up the land?
